Calterra Country Estates is located near many of the exciting new developments
recently announced or approved by the City of Calgary, City of Airdrie, or the
M.D. of Rockyview. The development is located just north of Calgary city limits, with
future urban residential communities planned in the north Calgary area.
The area to the east of Calterra Country Estates is planned for future urban density
development under the Balzac West Area Structure Plan (BWASP), which also includes
a planned mixed-use commercial, retail and services community core called "Crossroads"
located 1 mile east of our development.
The area east of Hwy. 2 (QE-2) contains residential, commercial and retail developments
under the Balzac East Area Structure Plan (BEASP). This area includes the large retail
and entertainment complex of CrossIron Mills Shopping Mall, with many premiere retailers
such as Bass Pro Shops and other boutique stores, the new thoroughbred racetrack and
entertainment complex, and many other commercial and employment centres.
The area to the northeast is included in the current Proposed Growth Area for the
City of Airdrie, which is currently only in the preliminary discussions stage. The area
represents possible future growth corridor for Airdrie's west-side residential
communities.
The remaining areas around Calterra Country Estates to the west and northwest are
included in the identified Calgary Growth Corridor for possible future growth
of the City of Calgary. Development in this area is not anticipated at this time,
as this area is predominantly agricultural in nature.
